A dream view is a starting point, not due diligence. A little preparation makes it much easier to enjoy the actual trip.
Start with the actual intended use
A weekend retreat, working farm, event venue and short-stay rental have different operational needs. Decide what you want before judging a property by the photos alone.
Verify the title and permitted use
Work with independent qualified local legal and technical professionals to review ownership, encumbrances, land-use restrictions and construction status. Do not rely solely on the seller’s statements.
Budget for ongoing ownership
Consider maintenance, caretaking, utilities, property taxes, road access and possible repairs. Pools and large grounds need care even when no one is staying.
Visit before committing
Inspect in person where feasible and see the property in weather conditions that reflect reality. For buyers outside Colombia, independent representation is especially important.
The bottom line
Make a checklist, ask direct questions and request written confirmation of the details that matter to your group. Real properties and policies vary, so verify everything with the operator before sending money.
