Twenty guests is not the same as twenty comfortable beds. A little preparation makes it much easier to enjoy the actual trip.
Get a bed-by-bed breakdown
A property advertised for twenty might include double beds, sofa beds, bunk beds and mattresses on the floor. Ask how many enclosed bedrooms there are, how many bathrooms are working, and which guests will share rooms.
Check the communal spaces
Large-group fun happens at the dining table, pool and outdoor terrace. Ask if there are enough chairs, shade, kitchen utensils, parking spaces and refrigerators for a full house.
Clarify visitors and music
A group of twenty overnight guests is different from an event with twenty additional visitors. Ask about occupancy limits, approved events and quiet hours before planning anything that might violate the rules.
Name one organizer
Have one person collect payments, guest counts, IDs when legitimately required, arrival times and special needs. That avoids twenty different conversations with the property manager.
The bottom line
Make a checklist, ask direct questions and request written confirmation of the details that matter to your group. Real properties and policies vary, so verify everything with the operator before sending money.
